PROCESS

We know the process may seem daunting and confusing, but we are here to help. We give a personal service throughout, communicating clearly and often. Guiding a project from initial consultation through the Design, Planning and Building Warrant process is what we are here for.

STEP 1 | PROJECT ESSENTIALS

Free Initial Consultation

We offer a Client friendly service where you can contact us via telephone, email, text message/WhatsApp, or Google chat, whatever suits you best. Initially we can have an informal chat to get a sense of your needs and to see if we are a good fit for your project. If happy to proceed, we will arrange a site consultation to discuss your project aspirations further. We would always recommend meeting onsite if possible prior to starting any commissioned work to ensure we have a clear understanding of the context and what is feasible.

Brief Development & Quotation

We really want to get a sense of your aspirations for your home and how best we can achieve this, all the while having an understanding of the budget you have available to you. Once these goals have been established and you are happy with the brief discussed, we will formalise key points of the brief and write up a quotation outlining each step of the process and all necessary fees involved.

Site Survey

Once appointed, we will arrange a site survey at the property at a time that suits you, whether that be during typical working hours (9am to 5pm), evenings or weekends. This entails full measurements of room sizes, door and window locations etc. being taken alongside important information such as anticipated drainage routes, heating requirements and electric routes.


This is a thorough survey where we will note all the necessary information for your projects and typically can take between 1 to 2 hours to complete.

STEP 2 | FEASIBILITY STUDY

Existing Building Drawings

The first step is to ensure we have an accurate set of existing drawings to work from. Using the information from the Site Survey, we will draw up the existing drawings to provide the basis to work from for the proposal going forward.

Design Proposal

Here we will produce the initial outline proposals based on all the conversations and information we have gathered to date. Depending on the scale and aspirations of the project, we typically produce 2 or 3 options for your consideration. This is where we maintain an open dialogue and we are more than happy to go back and forth to ensure the final drawn proposals match your brief and aspirations.

Finalise Design

We use our expertise to ensure that what is being proposed is feasible and is likely to be approved by Planning and Building Control.


We typically will produce a full set of 2D plans which include, Site Plan, Floor Plans, Elevations and Sections. We can also produce a 3D representation of the design if required at an additional cost.

STEP 3 | PLANNING APPLICATION

Application Submission

Upon confirming you are happy with the proposals, we will submit the Planning application on your behalf, so you do not have to do anything. Once the application is registered, it can take up to 8 weeks before Planning respond.


Some proposals will fall under 'Permitted Development Rights' which means you do no require Planning permission, we can advise on how best to proceed if this is the case.

Case Officer Liaising

Once registered, the application will be assigned a case officer. We take the stress out of the process for you and liaise with the designated case officer directly, keeping you informed of any conversation we may have.


They will notify your neighbours who will have 21 days to comment on the application if they wish. All comments will be logged and taken into consideration before the case officer makes their final recommendation whether the application should be approved or not. The case officer will also visit the property at some point to help form their decision.

Planning Approval

All going well, Planning will be approved! All documents will be sent via email to us and we will email them over to you. Please make sure you keep them in a safe and an easily accessible place. These are your official Planning Approved Stamped drawings.

STEP 4 | BUILDING WARRANT APPLICATION

Application Submission

The next step would be to gain Building Warrant approval, this is where we produce a full set of construction drawings and details that are suitable to give to a builder to begin getting quotes for the work. The drawings includes all specifications required to complete the build such as, foundations, drainage route, wall construction, insulation requirements etc.


Similar to Planning, the application can take up to 8 weeks for Building Control to respond, from there we will liaise with the case officer and continue to work with them to ensure the drawings have all the required information for approval.

Structural Engineer

Unless your project is very small and has no load-bearing walls being removed then it is highly likely you will require the services of a Structural Engineer. We have carefully managed partnerships with Structural Engineers that we trust, unless you have one in mind already.


Building Control require whats known as an SER Certificate, and these can only be issued by certified Structural Engineers

Warrant Approval

Once approved, we will email over your approval package where it will outline your responsibilities in taking the project forward to onsite construction. We are always at hand to give any advice and are happy to recommend contractors we have worked with in the past.


*We would always recommend that you gain Planning approval first before submitting the warrant application. This is simply because if you do not gain Planning approval then the warrant does not hold any value. If your project requires both, then no work can begin until you have both packages.
